Why You Need a Fire Risk Assessment

Under the Building Safety Act 2022 (and the Regulatory Reform [Fire Safety] Order 2005), all business premises must have a suitable fire risk assessment conducted every four years and reviewed every two. Non-compliance jeopardizes safety and can result in unlimited fines or up to two years’ imprisonment . Landlords, event organizers, self-employed individuals, employers, and contractors controlling a property are all legally required to comply .

THE FIRE SAFETY ORDER 2005 DOES NOT INCLUDE FAMILY HOMES WITH ONLY ONE FAMILY PRESENT BUT WE ARE GETTING REQUESTS FROM CUSTOMERS THAT THE COUNCIL IS NOW REQUIRING AN ANNUAL FIRE CERTIFICATE FOR FAMILY HOMES WHICH THEY ARE ENFORCING UNDER HHSRS ( Housing Health and Safety Rating

Systems ) RULES ( Catergory 1 ) Covering Fire Hazards ) Enforced by the Housing Act 2004 

We Would Charge £350.00 for carrying out such an Inspection up to a 3 Bedroom House and £400 up to a 5 Bedroomed House . Please note that you need to be an Engineer to carry out one of these tests and on this occassion it is not something you can do yourself .

REVIEWS

It is a legal requirement, as set out in article 9 of the Regulatory Reform (Fire Safety) Order 2005 that assessments should be reviewed as follows:

(3) Any such assessment must be reviewed by the Responsible Person regularly so as to keep it up to date and particularly if—

  • (a) there is reason to suspect that it is no longer valid; or
  • (b) there has been a significant change in the matters to which it relates including when the premises, special, technical and organisational measures, or organisation of the work undergo significant changes, extensions, or conversions.

This indicates that if any significant changes are made to a premise, whether or not they increase the potential risk of fire, an updated fire risk assessment will need to be conducted. This could include not only structural changes to the building, but also changes to the activities undertaken, a change of use, or a change in the type of people/occupancy using the building.

 

 

 

Terms & Frequently Asked Questions

  • Cancellations: We require 48 hours notice for cancellations within this window or you will incur the full cost of the job , this is to protect our engineers income  .

  • Payment: On-site upon completion or in advance.

  • Certification Validity: Reports are valid for four years, with a review every two.
